Singapore's Launch Pipeline Slipped: What Changed Between May and August

Most pipeline coverage tells you what is coming. Almost none tells you what moved — and movement is the part that changes a decision. This page compares two dated editions of the same Huttons projects-in-the-pipeline deck, 7 May 2026 and 10 August 2026. Twenty projects changed a stated unit count or preview window. Nine entered the pipeline. Two left it. Two more only changed name. Thirteen moved later, and not one moved forward by a quarter.

Three launches inside the next fortnight

The most immediately useful thing in the August edition is that four windows hardened from a quarter into a date — and three of those dates fall within eight days of one another:

Amberwood at Holland was the first of the three to arrive, previewing on 11 September with indicative starting prices from $2,568,000 for an 872 sqft three-bedroom to $4,699,000 for a 1,561 sqft five-bedroom Luxe — $2,921 to $3,010 psf. It had also shrunk on the way: 230 estimated units in May, 212 in August, on unchanged land at $1,432 psf ppr. Eighteen fewer units on the same site usually means larger average layouts, which tends to lift quantum even when psf holds.

The direction of travel is later

Thirteen projects moved back. This is the finding, and it is one-directional — across forty-plus residential and EC entries, nothing pulled forward by a quarter between the two editions.

Former Chiku Mansions moved furthest — 3Q 2026 to 2H 2027, roughly a year, on a seven-unit freehold site in D15. Small sites move easily; a single approval or a financing decision shifts the whole thing. One Leonie Residences is the other one worth noting: it held a 2Q/3Q 2026 window in May and now carries no date at all. Far East has not withdrawn it, but it has left the dated calendar.

The two November 2026 windows — Telok Blangah Road and Bukit Timah Road — both moved into 2027. If you were planning around a late-2026 GLS launch in the Central region, that plan is now a 2027 plan.

Two of these change the shape of the pipeline rather than just adding to it.

GLS – Bayshore Drive is now the largest residential project in the pipeline, at an estimated 1,280 units — narrowly ahead of Thomson Reserve at 1,268. It is also the widest consortium on the list: Frasers Property, Frasers Centrepoint Trust, Sunway MCL, Sekisui House and Lum Chang, five parties on one site at $1,323 psf ppr. Five-way joint ventures spread risk, and they are usually a signal about how a developer reads absorption on a large site.

GLS – Peck Hay Road carries the highest land cost of any GLS site in the pipeline, at $1,865 psf ppr, to CDL and Hong Leong. Two Orchard sites sit above it — Former Delfi Orchard at $3,346 and Former Tanglin Shopping Centre at $2,769 — but neither is a GLS award and neither has a confirmed residential scheme.

And two left it

Dunearn House and Lentor Gardens Residences appear in the May edition and in none of the nine pages of the August one. A project normally leaves a pipeline deck for one reason: it is no longer upcoming. Dunearn House held a July 2026 window, so the timing fits a launch that has already happened.

And two only changed name

Two entries look like an arrival and a departure but are neither. Woodlands Dr 17 EC (CDL) is carried in the August deck as Wynwood Grand, and Senja Close EC as Solano Grand — same developer, same unit count, same land cost and same preview window in both editions, and both sites confirmed by the developers' own launch marketing. A rename is worth stating plainly: on a name-matched comparison it reads as one project leaving and another arriving, and inflates both counts at once.

Unit counts moved too

Five estimates were revised. Small numbers, but they are the difference between a stale table and a current one:

Thomson Reserve gaining 28 units matters for a different reason: at 1,268 it lost the top spot to Bayshore Drive anyway. Any page still calling it the largest project in the pipeline — this site included, until today — is now out of date.

What a buyer should take from this

A quarter-level window is a plan, not a promise. Thirteen of them moved in fourteen weeks. If your decision depends on a launch happening in a particular quarter — a lease ending, a sale completing, an ABSD remission clock — treat anything without an exact date as provisional.

An exact date is worth acting on. The four that firmed are the four closest to market. That is the pattern: dates harden when a developer is committed, and the September trio are committed.

Supply is drifting into 2027, not disappearing. Nothing was cancelled. The 2027 window is getting more crowded, which historically pressures launch pricing more than a thin 2026 does.

How this page was made

This is a difference between two dated snapshots, not a forecast. The May figures are those published on this site from the 7 May 2026 edition of the Huttons deck; the August figures are read from the 10 August 2026 edition, which carries its own data date on every page. Where the two disagree, the August edition wins and the change is listed above rather than quietly overwritten.

Two limitations worth stating. The August deck gives region rather than postal district for its newer entries, so a handful of rows elsewhere on this site now show a region where they used to show a D-number. And the deck is internally inconsistent in one place: Solano Grand EC is 302 units on the master page and 306 on the executive condominium page. This site uses 306, the figure on the page dedicated to ECs, and flags the discrepancy rather than picking silently.
