District 11 is the third of Singapore's traditional prime districts, and the one buyers tend to consider last and appreciate most. It covers Novena, Newton, Thomson, Watten Estate, Moulmein and Shelford — postal sectors 28 through 30. It offers genuine city-fringe positioning without the density that comes with living on the Orchard belt itself.
The district sits immediately north of Orchard, wrapping from Newton up through Novena and out along Thomson Road, with the established landed enclaves of Watten Estate and Shelford to the west.
Newton is an interchange station on the North-South and Downtown lines, and the Thomson-East Coast Line runs the length of Thomson Road. Novena anchors Singapore's medical cluster, which shapes both the tenant profile and the daytime character of the area.
